Q: What exactly is a home inspection?
A: Think of it as a comprehensive physical for the house. We do a visual, non-invasive check of the major components such as the roof, attic, structure, electrical, plumbing, HVAC, interior, exterior, and foundation. An inspector identifies any significant defects or areas that need immediate attention. It’s a snapshot of the home's condition on that specific day, giving you the information you need to make a smart buying decision.
Q: How long does a typical home inspection take?
A: Most inspections take about 2½ to 3 hours, depending on the home’s size, age, and condition. Larger homes, homes with pools, or homes with additional structures can take longer.
Q: Do I need to be present for the inspection?
A: It’s not required, but it’s highly recommended! Many clients like to show up near the end so I can walk them through the key findings in person. You’ll also receive the full report digitally afterward.

A: You'll have the full report, complete with photos and clear descriptions, in your inbox, within just a few hours after the inspection.
